2 Questions Home Sellers Are Always Asking Me
If you’re thinking about selling your home, chances are you’ve already started doing your homework online.
Today, homeowners have a new resource at their fingertips: ChatGPT and other AI tools. Sellers are using AI to research the market, estimate their home’s value, decide when to sell, and even figure out what improvements might help their home sell for more.
Two questions are asked to me again and again:
1. Should I Sell My House Now or Wait?
This is one of the biggest questions homeowners ask before putting their home on the market.
Sellers want to know:
Are home prices going up or down?
Are mortgage rates affecting buyers?
Is there enough buyer demand?
Should I wait until spring?
Would selling now give me a better result?
What is happening in my local market?
ChatGPT can provide general information about real estate trends and help you understand the factors that can affect a sale. But there is an important catch:
Real estate is local. Very local.
What is happening nationally—or even across Virginia—may not tell you what is happening in your particular neighborhood.
For example, the market for a townhome in Woodbridge can be very different from the market for a luxury home in Haymarket or a single-family home in Manassas.
That’s why the best answer to “Should I sell now?” requires looking at your specific property, neighborhood, price range and competition.
I can analyze recent comparable sales, current competition, homes that have gone under contract, days on market, price reductions and other factors that AI may not have access to or may not interpret correctly.
2. How Much Is My House Really Worth?
This is another question sellers are asking AI before calling me.
And it makes sense.
Your home is probably one of your largest financial assets, so naturally you want to know what it could sell for.
AI can help you understand what factors influence a home’s value, including:
Location
Square footage
Number of bedrooms and bathrooms
Lot size
Updates and renovations
Age and condition
Garage and parking
Finished living space
Recent comparable sales
Current market conditions
But there is a difference between estimating a home’s value and determining a realistic listing strategy.
Two houses with the same square footage can sell for very different prices.
One may have a remodeled kitchen, updated bathrooms, a newer roof and beautiful outdoor living space. The other may need thousands of dollars in improvements.
The neighborhood, street, lot, floor plan and condition can also make a significant difference.
So, Can ChatGPT Tell You What Your Home Is Worth?
It can give you a starting point—but it shouldn’t be the final word.
AI doesn’t walk through your house, nor has it walked any other homes.
It doesn’t see the condition of your flooring, notice that your kitchen was completely remodeled, understand the appeal of your backyard, or know that buyers in your neighborhood are particularly attracted to a certain floor plan.
And perhaps most importantly, AI isn’t negotiating with the buyer.
That’s where hands on experienced can make a major difference.
Think of ChatGPT as a Research Assistant—Not Your Listing Agent
I actually think homeowners should use AI.
Ask questions. Learn about the process. Research what improvements may help. Understand real estate terminology. Create a list of questions for me.
But when you’re making a decision involving hundreds of thousands of dollars, combine that information with real-world local expertise.

1. What are homes like mine actually selling for?
Not just the Zestimate or an online estimate—look at comparable homes that have actually sold.
2. What homes am I competing against right now?
Your competition matters just as much as past sales.
3. What improvements are worth making before I sell?
Not every renovation will give you a return on your investment.
4. What price will attract buyers without leaving money on the table?
Pricing too high can cause a home to sit. Pricing too low can potentially leave money on the table.
5. What is my home’s current market position?
Your home’s location, condition, updates and features all work together to determine how buyers are likely to view it.
