How to get an A+ on a home inspection when selling your home

You’re under contract- congratulations! The buyers will be doing a home inspection and you want to ace the inspection right? Here are some tips to do just that!

Put together a list

Put together a list of repairs, replacements and any renovations you have done to your home and add dates and costs.

Warranties

Dip out all the paperwork you have on your home. Warranties on windows, doors, appliances, roof, gutters, siding, HVAC, water heater, etc.

Accessibility

Make sure all areas to attics, electrical boxes, garage attics, under sinks and any areas that lead to the mechanics of your home are easily accessibly to an inspector. Many times, if an inspector cannot get to an area easily, they are not able to inspect and this will lead to questions if the mechanic area is in proper working order.

Get a pre-inspection

Get a pre-inspection or have a class A contractor check over your home. You can find out early of any repairs are needed that a buyer will end up asking for. If you don’t want to go this route, consider having at least the major systems inspected like HVAC, electrical and plumbing so you don’t have any surprises.

Tidy up

Clean up, tidy up and declutter as you did when showing the home.

Doing these simple tasks will go a long way, help you get an A+ home inspection and less to do after the buyer completes their inspection.
