Don’t keep an eligible buyer waiting for too long because you hoping for a bidding war:
In the past 2 years, waiting through a weekend meant more offers. This is not always happening now and if another buyer show’s interest in submitting an offer and find there is another offer on the table, many are saying no thanks, we don’t want to get involved in a bidding war. Buyers have bidding war fatigue. If you wait too long you could find the offer on the table decides to move on, and you don’t want that.
Expecting buyers to waive all contingencies:
We are now seeing more and more contingencies coming back around, along with lower deposits. Today sellers need to expect to see a home inspection, a financing contingency and so on. Don’t be offended, be flexible.
Sellers not spending time to get their home ready to show the best it can:
Over the past 2 years sellers didn’t need to put too much effort forth in getting their home in tip top shape. Buyers didn’t mind and were willing to put in some time and energy in items needing attention. To obtain a strong offer today, sellers need to present their home in the best possible condition.
It is taking longer:
Don’t get frustrated, homes are staying on the market longer today. There are more homes available for sale, buyers have more choices and they have buyers’ fatigue so they have slowed down to breath. It does not mean you will not receive a good offer; sellers just need to be patient.
Sellers need to shift with the current shifting market and understand their individual market and go with the flow. If not, a seller may risk making a variety of mistakes and could miss out on a better offer for their home.
